Gaillardia Land Sold

Paul Ravencraft and Phillip Mazaheri, of Price Edwards & Company’s retail investment division, brokered the sale of just over one acre of land on the north side of West Memorial Road between Meridian and MacArthur, from Hilltop Plaza, LLC to Advanced Laser Eye, LLC. The vacant land, purchased for $571,000, will be home to an approximately 9,000 sf facility for laser eye surgery. Jackie Hatton of Capitol Abstract and Title was the closing agent.

This is not PEC’s first involvement with this property, though–Ford Price was hired by Gaillardia Land Development in 2007 to sell several acres of commercial land at Gaillardia. The properties were then sold to a handful of investors, who in turn sold the properties to multiple doctors for medical use. Price Edwards was hired to sell the property again for the investors leaving the Gaillardia land with newly developed medical land and a boom for the Gaillardia office park district. 1.5 acres traded for the Memorial Medical Building to Walther Properties in May of 2010–Mr. Walther, the builder, is working with a local doctor to build a Pain Management Center of approximately 8,500 sf, which is currently under construction; and 1.1 acres were sold by Hilltop Plaza, LLC for $671,000 to Triax Oklahoma, LLC with Phillip and Paul handling the transaction in November 2010. The same buyer purchased 9 acres from Jim Williams, but the plans for the land are unknown.

Paul Ravencraft, a retail investment broker with Price Edwards & Company, handled the sale of Bradford Plaza to Bradford Plaza Capital Venture, LLC for Midland Loan Services. The buyer consists of local investor Rainey Williams and Texas investor, Morris Capital Group. The 95,420 square foot center is located on Main Street and Hall of Fame and is situated on 10.41 acres.

The center consists of tenants such as Old Navy, Sally Beauty, Famous Footwear, CATO, Hibbett Sports, CiCi’s Pizza among others. The property was developed by Raptor Properties, a local developer, in 2000 and sold to IPS Bradford Plaza LLC, a Colorado investment group, in 2003.

Goodies vacated in 2008. In December 2009, Jim Parrack, Sr. Vice President of Price Edwards & Company was appointed as receiver by the courts in Payne County.

The buyer plans to back fill the Goodies space, stabilize the existing tenants, and implement some capital improvements. Price Edwards & Company will remain as property manager and leasing agent.
