Two Facilities Leased to Roofing Company

JEH Roofing leased two facilities in Oklahoma City. One located at 3920 NW 8th Street is owned by Metheny Concrete Products and the one located at 2220 SE 69th Street owned by Tidwell Properties. Mark Patton handled both leases.

Free Standing Medical Building Purchased

Groendyke Limited Partnership has purchased a free standing medical building from Teagan Properties L.L.C. The Building is in Mustang, Oklahoma and is located at 1041 East Highway 152. The facility will be leased by Advanced Dental Implants dba “My Dentist” The sales price was $1,250,000. Mark Patton handled the sale of the property and the lease.

30,000 Square Feet of Industrial Space Leased

Wilson Industries leased 30,816 square feet of industrial space at Melcat Drive. Wilson signed a long term lease and will use the facility for their oilfield service operations. The site is 2.48 acres and will allow for outside storage at the location. Mark Patton handled this lease and has handled other Wilson Projects and locations in the Oklahoma City area.

2010 Mid-Year OKC Industrial SummaryTwenty months into the worldwide financial crisis the impact is evident, though far from catastrophic, in the Oklahoma City multi-tenant industrial market. Present locally are increased vacancies, downward pressure on rents, and aggressive incentives by Landlords to capture tenants. Absent are the rampant vacancy and significant foreclosures seen in other markets. Overall, Oklahoma City is weathering the storm. In April 2010 Oklahoma City and Washington D.C. had the lowest unemployment rates for MSA’s over 1.0 million population, 6.1%. There is a general consensus of more leasing activity in the market, although the perceived recovery is proceeding very slowly and in no way resembles a “normal” market. A legacy of the financial crisis is the effect seemingly unrelated international financial events now project on local economies.

There were some significant leases in the last 12 months including a 300,000 square foot lease at the former AT&T facility.  Many major warehousing users are taking advantage of high vacancy rates and slow market activity to demand short lease terms to help control operating costs.  Overall multi-tenant market vacancy has increased from 12.9% in 2009 to 19.8% in 2010.

The Flex space market actually decreased in vacancy from 2009, 10.2% vs. 10.5%, fueled to a great extent by the Southeast submarket.  In this area Flex is filling the gap created by a small office building base generally located away from new development in the area.

The bulk warehouse market has been especially hard hit by the trend of short term leases and by consolidations into regional distribution centers. Bulk warehouse vacancy increased from 17% in 2009 to 23.3%. This increase is due partly to vacated space and partly due to new space availability at the re-furbished Will Rogers Business Park, the former Dayton Tire plant. The prevalence of short term leases further complicates vacancy interpretation as relatively large spaces are vacated or absorbed on a short time frame.

Service Warehouse, traditionally the most volatile of the industrial product types, increased from 16.7% in 2009 to 21.5%. Rent sensitive tenants continue to drive this market sector, and the older warehouse properties have been impacted by the bargain rates available in more modern bulk warehouse facilities.

There were no sales of industrial multi-tenant properties tracked by s report in the last 12 months.

Mark Patton Joins Price Edwards & Company

Mark Patton recently joined Price Edwards & Company as an industrial leasing and sales broker. During the previous 30 years he had been associated with Gerald Gamble Co where he handled some of the city’s largest industrial transactions, including those for Baker-Hughes, Wilson Industries, Wood Group, Pumpco, Freymiller Trucking, United Rentals, Tidwell Properties and Oklahoma Industries Authority.

According for Ford Price, Managing Partner, “Mark is one of the most active and well respected commercial brokers in Oklahoma City. We feel very fortunate that he believes enough in our real estate services & technology platform to make this move”.

Added Patton “Price Edwards & Company is the largest, and in my view, the most sophisticated commercial real estate firm in this town. I had a great run with Jerry Gamble and can’t say enough good things about him, but it was time for me to make a change and there was only one firm I considered”.

Price Edwards & Company is the largest commercial real estate service firm in Oklahoma City. It manages approximately 100 properties throughout the state comprising 10 million square feet, including 3,500 apartment units, and closes roughly 400 leasing and sales transactions per year.

Status of the OKC industrial market

The Oklahoma City industrial market so far has had relatively few foreclosures, usually related to owner-occupant company bankruptcies. There have to date been no foreclosures of investor owned multi-tenant buildings. Vacancy has risen across both the entire industrial market and the multi-tenant market. The multi-tenant market tends to be populated by national and regional tenants, who have been affected more by the recession than the local market as a whole. As a result of this there are some large blocks of empty warehouse space (over 100,000 square feet) that were not available 18 months ago.
Market wide vacancy currently stands at 11%. Multi-tenant vacancy is at 15.3%, up from 12% one year earlier. These are significant but not catastrophic increases. The multi-tenant sector has grown over the past decade but is still a minority segment of the market. Oklahoma City is a 70% owner-occupied market, and the availability of lender financing is a critical part of the market. The “credit crunch” is loosening, but lenders are under more scrutiny from regulators than ever before, which can make it challenging for industrial companies to purchase real estate.
We appear to be in the early stages of a recovery. Activity is slowly increasing but shaped by the realities of today’s financial world. Many tenants are choosing short term leases to maintain flexibility and limit liabilities. There is downward pressure on lease rates and deal terms requiring landlord concessions to maintain occupancy. The downturn in the energy sector is responsible for a large part of the decreased activity in free-standing industrial buildings, and will continue to affect us in the foreseeable future. Sale prices for owner occupied buildings have not crashed but the number of sales is a fraction of the last five year average. It is a challenging time to be a building owner or broker.
