Downtown is Growing

Downtown Oklahoma City has transformed over the past decade into one of the metro’s fastest growing residential markets. With new developments breaking ground and historic buildings being reimagined, the area is quickly evolving into a true live, work, play district.

Based on a review of current properties and the development pipeline, here’s where the market stands today.

Existing Apartment Communities

Downtown OKC already boasts a solid base of multifamily housing. Some of the largest communities include:

  • West Village Apartments: 345 units at 835 W. Sheridan Ave.
  • The Lift: 329 units at 801 NW 10th St.
  • The Metropolitan Apartments: 329 units at 800 N. Oklahoma Ave.
  • Aviare Arts District: 303 units along N. Walker Ave.
  • Muse Apartments: 302 units at 700 NW 4th St.
  • The Harlow: 265 units at 101 N. Broadway Ave.
  • The Pulse: 204 units at 520 W. Main St. 

These communities, along with numerous others, form the backbone of downtown living today.

Pipeline: What’s Coming Next

Several major projects are poised to add hundreds, and in some cases thousands, of units to the downtown core:

  • The Boardwalk at Bricktown: Proposed, 716 units (Phase 1) at 213 S. Oklahoma Ave. This mega-development could reshape the Bricktown skyline.
  • Alley’s End: Under Construction, 214 units at NW 4th & E.K. Gaylord Blvd., the largest affordable housing effort in the downtown core.
  • Boulevard Place: Proposed, 241 units at 228 Robert S Kerr Ave, another mixed-used development downtown next to the OKC Convention Center and Paycom Center.
  • Unnamed Development: Proposed, 300 units at 413 NW 8th St., ground up development in the heart of Midtown, by developer Richard McKown. 

Together, these projects represent thousands of new units, with more announcements expected as historic buildings like Robinson Renaissance and the Cotton Exchange (Court Plaza) move through design review and redevelopment planning.

  • Historic Preservation and Adaptive reuse: Downtown OKC is increasingly defined by conversions of historic office buildings into apartments, preserving character while meeting modern housing demand.
