• Shawnee Mall, a 219,307 SF regional mall located at 4901 N Kickapoo Ave in Shawnee, Oklahoma, has sold to new ownership. Anchored by Dillard’s, Kohl’s, Ashley Furniture, Ross, and Golden Ticket Cinema, the mall attracts over 2.5 million visitors annually. The buyer plans significant capital upgrades and intends to expand the tenant lineup. The Price Edwards Retail Investment Team, Paul Ravencraft and George Williams, CCIM, handled the transaction.

 

• Kickingbird Square, a retail shopping center located at the NW corner of Danforth and Bryant in Edmond OK, closed off market for $6,700,000. The seller, a local developer who built and managed the property, sold it to a local ownership group committed to maintaining strong relationships with its long-term tenants and enhancing the center’s tenant mix. Situated in OKC’s preferred submarket, Edmond OK, with excellent visibility and access, the center is home to Icon Cinemas, Pet Supplies Plus, Signature Grill, Interurban and Gold’s Gym. The Price Edwards Retail Investment Team, George Williams, CCIM and Paul Ravencraft, handled the transaction.

 

• Community Enhancement Corporation paid Cima Investments $3,500,000 for a 70-unit senior care property, Dorset Place Senior Living, located at 12401 Dorset Drive & 2435 NW 122nd , Oklahoma City, OK. Dirk Erdoes and Sam Walter handled both sides of the transaction. Community Enhancement Corporation will continue operating 12401 Dorset Drive as a senior care facility, providing quality support for its residents. 2435 NW 122nd will be converted into Veteran Supportive Housing. This marks a meaningful step toward addressing the critical need for veteran services in Oklahoma City. This transaction not only ensures continuity of care for seniors but also creates new pathways for local veterans to receive the housing and support they deserve.

 

• Golden Dirt, LLC paid HGM Investments, LLC $2,000,000 for 19.6 acres of land at 8701 N Kelley Ave, Oklahoma City, OK. There are two buildings on the property that will be coming available for sale soon. One is a 22,000 SF former church. The other is a 13,000 SF office building. This is a development opportunity located between Wilshire and Britton off of Kelly. This area is experiencing substantial growth and development being within one mile of the Chicken and Pickle, Flix Brew house, etc. Monica Wittrock handled the transaction. 

 

• Atahli, LLC paid Farha 4 Holdings, Inc. $1,600,000 for a 20,284 square foot property split between 13,824 SF of warehouse and 7,000 of flex/office space on 1.23 acres. The property is located at 7649 SW 34th St in Oklahoma City. With the addition of a much larger space, Atahli has increased its ability to receive and store inventory to further progress the growth of their already thriving operation. Andrew Holder handled the transaction.

 

• Wholesale Electric Supply Co., Inc., founded in 1947 and headquartered in Texarkana, Texas, is a leading electrical distributor serving Texas, Arkansas, Louisiana, Oklahoma, Missouri, Kansas, and Tennessee. As part of their expansion into the Tulsa market, they leased a 60,000-square-foot industrial space at Space Center, located at 7201 E 38th St, Tulsa, OK. Key factors that attracted and secured the tenant included the competitive rental rate, a combination of dock-high and grade-level loading, clear height, and the move-in ready condition of the space. Josh Love and Tanda Francis handled the transaction.
