Price Edwards and Company Brokers $6.5M Office Building Sale

• The Harlow, LLC paid 100 Park Avenue Corporation $6,500,000 for the Medical Arts Building at 100 Park Avenue, Oklahoma City. The new owner plans to convert the 102,822 SF building into apartments. Craig Tucker, Tre Dupuy and Ian Self handled the transaction.

• The Shops at Chisholm Trail Ranch, a 99.48% leased, 213,418 square foot shopping center situated on 26.79 acres, is advantageously located in one of Dallas/Fort Worth’s fastest growing corridors. The property offers a quality asset and a strong tenant lineup. The Property benefits from its high visibility and access along Chisholm Trail Parkway, a recently built thoroughfare fueling the explosive southward housing growth from Fort Worth. Within a 10-mile radius, population has grown 20% since 2010. The greater Fort Worth population is expected to nearly double by 2040. The Shops at Chisholm Trail, built in 2019-2020 is a brand-new asset in one of the nation’s fastest growing markets. Phillip Mazaheri, CCIM represented the buyer. 

• RW Timms Investments paid Wilks Development $5,000,000 for a 27,000 square foot industrial building (11.5 acres) located at 3300 N Banner Rd, El Reno. This property was bought as an investment property.  Danny Rivera and Andrew Holder handled the transaction. 

• MK Storm Enterprises, LLC paid Veranda Shopping Center, LLC $4,820,000 for a 28,713 square foot retail property at Shops at Veranda located at 15300 N Western Ave, Oklahoma City. The new owner plans to occupy a portion of the building for their Gymnastics facility.  Paul Ravencraft, George Williams, CCIM, Ian Self and Tre Dupuy handled the transaction. 

• Warren Cat leased 34,574 square feet of industrial space on 17.5 graveled acres from Sara Squared Matcap, LLC at 220 N Sara Rd, Oklahoma City. The property was purchased in July, 2022 as an investment property. Danny Rivera and Andrew Holder handled the transaction.

• AgoNow renewed 18,750 square feet of industrial space in Space Center at 7101 E 38th St, Tulsa as a component of their larger footprint that totals 33,750 SF. AgoNow is a pure wholesaler and channel solutions provider that supplies industrial products directly to distributors/resellers and manufacturers.  Josh Love and Tanda Francis handled the transaction. 

• Morrison Cup Solutions has expanded it’s footprint, leasing 25,602 square feet of industrial space at 37 NE 122nd St, Oklahoma City from Oklahoma City Cold Storage, LLC. This overflow facility will be a tremendous help in allowing the company to meet the foodservice branding needs of America’s small to medium size retailers, ensuring timely delivery of proprietary cup offerings. Chris Roberts handled the transaction.
